Why Price Per Square Foot Does Not Tell the Whole Story

Why Price Per Square Foot Does Not Tell the Whole Story

Price per square foot can provide context, but it is a limited way to compare Southern Oregon and Oregon Coast homes.

The calculation does not automatically account for land, access, condition, construction, outbuildings, waterfront features, or ownership restrictions.

Two homes may report similar interior space while offering very different layouts and usable areas.

Square-footage descriptions also deserve review. Finished basements, conversions, additions, and other spaces may require clarification.

Use price per square foot alongside relevant comparable sales rather than as a stand-alone pricing formula.

Look at major systems, maintenance needs, parking, storage, and expenses. A property requiring substantial work may carry costs that the calculation does not show.

For sellers, dividing a preferred price by square footage does not establish market support.

For buyers, a lower figure does not automatically indicate a better purchase.

The useful question is how the complete property compares with realistic alternatives.
