Why Oregon Property Tax Values Can Differ From a Home’s Asking Price
An Oregon property tax record can show several values. They do not all mean the same thing, and they should not be treated as interchangeable with an asking price.
The Oregon Department of Revenue explains that assessed value is generally the lower of real market value and maximum assessed value. The county assessor determines those figures within Oregon’s property tax system.
A listing price serves a different purpose. It is the seller’s asking price in the current market.
When buying, obtain the actual tax statement and ask the assessor about questions involving exemptions, special assessments, or property changes. Do not estimate future taxes simply by multiplying the purchase price by a general percentage.
When selling, tax records can provide background, but they do not replace a review of relevant sales, condition, and competing properties.
Keep your lender’s estimate, the current tax bill, and any assessor guidance clearly identified so you know which figure you are using.
