Wetlands and Buying Land Near Lakeside: What the Map Does Not Tell You
Wetlands and Buying Land Near Lakeside: What the Map Does Not Tell You
A wetland inventory can help screen a parcel, but it does not establish exact wetland boundaries.
Oregon’s Department of State Lands explains that its inventory maps show approximate locations and may not display every regulated wetland or water feature. The map is not a substitute for a determination or delineation.
That distinction matters when you are considering grading, a driveway, a building, or another project.
Begin with the parcel information and your proposed use. Review the inventory, then contact DSL and the appropriate local planning authority about the next steps.
If professional fieldwork is needed, investigate timing and cost before assuming the land can accommodate your project.
A parcel’s dry appearance during a showing does not resolve the question. Neither does the presence of neighboring development.
For buyers, the practical issue is how the site can support the intended project after applicable reviews and approvals.
