How to Compare Contractor Estimates Before Buying a Fixer

Two estimates can have different totals because they describe different work.

Before using a repair figure in a purchase decision, compare the scope.

Does each estimate include demolition, disposal, materials, labor, permits, and finishing? What is excluded? What happens if concealed damage is found?

Ask contractors to identify assumptions and explain whether further evaluation is needed.

Compare scheduling and access requirements too. A project may affect when you can use the home.

Avoid treating the lowest number as the most complete answer or the highest number as automatically more thorough.

Share relevant inspection information so the estimate addresses the actual concern.

Then discuss the purchase agreement and financing implications with the appropriate transaction professionals.

A clearly defined proposal provides a better basis for decisions than a rough allowance.
