Home Inspection vs. Appraisal: What Southern Oregon Buyers Should Know

by Sydney Shapiro

Learn how a home inspection differs from an appraisal and why Southern Oregon buyers should understand both during a purchase.

An appraisal and a home inspection serve different purposes. Understanding that difference helps buyers avoid relying on one to answer questions intended for the other.

What an Inspection Addresses

A home inspection evaluates accessible components and reports observed conditions within its scope.

It can help identify maintenance concerns, defects, and areas requiring specialist review. The report may recommend further evaluation of roofing, electrical systems, structural concerns, drainage, or other components.

An inspection is not a guarantee against future problems. Ask the inspector about limitations, inaccessible areas, and questions the inspection cannot resolve.

What an Appraisal Addresses

An appraisal provides an opinion of value for a defined purpose and date.

In a financed purchase, the lender commonly orders an appraisal as part of its evaluation. Depending on the assignment and loan program, the appraiser may also identify conditions requiring attention.

That does not make the appraisal a substitute for a home inspection.

Why the Difference Matters

A property can appraise at the purchase price and still have inspection findings that deserve investigation.

Likewise, a home with few inspection concerns can receive an appraisal below the agreed price.

These situations involve different questions and potentially different decisions under the purchase agreement.

Prepare for Both

Ask your lender and broker about expected timing, costs, and applicable contract provisions.

Review inspection findings promptly and obtain further evaluations when appropriate. Discuss appraisal results through the lender and broker rather than assuming a particular result automatically changes the agreement.
