Buying Waterfront Property on Tenmile Lake: Questions to Ask Before Making an Offer
Buying Waterfront Property on Tenmile Lake: Questions to Ask Before Making an Offer
A waterfront property on Tenmile Lake can offer a direct connection to the water, but the purchase deserves a closer look than the view alone. Access, docks, utilities, shoreline conditions, and maintenance responsibilities can vary from one property to another.
Before making an offer, understand exactly what is included and how the property functions throughout the year.
Understand How You Reach the Home
One of the first questions is whether the property has road access, boat access, or both.
For a road-access property, confirm the legal access, road condition, maintenance responsibilities, and available parking. A driveway that looks straightforward during a showing may still involve easement agreements or shared maintenance costs.
For a boat-access property, consider the entire trip. Where will you park your vehicle? Where will you launch or keep a boat? Are those arrangements owned, leased, shared, or provided through a separate business?
Think about transporting groceries, furniture, tools, and construction materials. Ask service providers how they would reach the home for inspections, repairs, and routine maintenance.
Review the Dock and Related Documents
A dock is an important feature, but its presence does not answer every question about its condition or authorization.
Ask for available records concerning the dock, gangway, pilings, floats, and any boathouse or related structure. Confirm with the appropriate agencies whether required authorizations exist, whether changes need approval, and what must happen when ownership changes.
Oregon’s Department of State Lands manages authorizations for certain uses of Oregon-owned waterways. Requirements depend on the waterway, structure, and proposed activity, so property-specific verification matters.
Have the dock’s physical condition evaluated by someone qualified to assess it. Decking, connections, flotation, anchoring, and electrical installations deserve attention.
Investigate Water and Wastewater Systems
Know where the home’s water comes from and how it is treated. Ask about system maintenance, testing, storage, equipment, and operating costs.
If the property uses a septic system, request available permits, maintenance records, and information about the system’s location. Arrange an appropriate evaluation rather than assuming a system is functioning properly because the home is currently occupied.
Also investigate whether your intended use is compatible with the existing systems. Plans to add bedrooms, increase use, or expand a structure may require further review.
Look Beyond the Water View
During a showing, spend time looking at the land and the building’s relationship to the shoreline.
Are there steep slopes, retaining structures, drainage channels, or areas showing erosion? How do you move between the home and the dock? Are stairs, pathways, and handrails in good condition?
Inside the home, ask about moisture control, heating, ventilation, and any history of water intrusion. Seasonal use can create different maintenance needs than continuous occupancy.
Review available hazard information and discuss insurance with an insurance professional early in the transaction.
Build a Realistic Maintenance Budget
Waterfront ownership may involve expenses beyond ordinary home maintenance. Depending on the property, those could include dock repairs, boat upkeep, shoreline evaluations, vegetation management, or transporting contractors and materials.
Ask the seller about recent work and recurring expenses, then obtain your own estimates where needed. Past costs are useful background, but they are not a guarantee of future expenses.
Make the Purchase About the Details
Waterfront footage, a dock, and a lake view do not tell the whole story. Two properties with similar asking prices may have very different access arrangements, system conditions, and maintenance requirements.
