Buying Irrigated Acreage in Southern Oregon: Verify the Water Arrangement

Irrigation equipment and water rights are separate questions.

A property may contain pipes, sprinklers, pumps, or a ditch without those features explaining the legal authorization for your intended use.

The Oregon Water Resources Department notes that water flowing through or beneath land does not automatically give the owner unrestricted rights to use it.

Before purchasing, request the available water-right documents and identify how the property receives irrigation water. Ask the responsible agency, district, or qualified professional to explain the arrangement.

Investigate the authorized use, area served, current status, applicable costs, and questions about reliability or restrictions.

Then evaluate the physical equipment separately. Pumps, lines, controls, and delivery structures may need inspection and maintenance.

If you plan to expand a garden, change the irrigated area, or use water differently, investigate that proposal before relying on existing operations.
