Buying a Home With a Smart Security System: What Transfers After Closing?
A smart security system can include cameras, alarms, locks, sensors, and subscriptions. Before purchasing, determine which equipment and accounts are part of the transaction.
Start with an inventory. Ask which devices are owned, financed, leased, or provided through a service agreement. Confirm what remains with the property in the written agreement.
Account access deserves separate attention. Equipment attached to the house may still be connected to the seller’s phone, email, or subscription.
Ask the provider how ownership and control should be transferred. Identify any fees, compatibility requirements, and changes needed after closing.
Do not assume receiving a keypad code removes every previous user’s access. Follow the manufacturer’s or provider’s instructions for an appropriate reset and setup.
Consider internet requirements, batteries, maintenance, and whether the system functions without a subscription.
If cameras or other devices will be removed, clarify how mounting points and related components will be left.
The goal is to understand both the physical equipment and the digital access connected to it.
