Buying a Home With a Shop or Outbuildings in Southern Oregon
A detached shop, garage, barn, or storage building can add useful space to a property. But the word “shop” can describe very different structures, from a basic storage building to a finished workspace with substantial electrical service.
Before placing a high value on an outbuilding, investigate whether it supports your intended use.
Measure the Space You Actually Need
Square footage is only part of the equation.
Measure door openings, ceiling heights, interior clearance, and access around the building. Consider turning space for vehicles, trailers, or equipment.
A building may have enough floor area but still be impractical because of a low door, steep approach, narrow driveway, or interior supports.
Bring dimensions for the items you expect to store or use so you can compare them with the actual space.
Confirm the Building’s Approved Use
Ask for available permit records and contact the appropriate department when the building’s status or intended use is unclear.
A structure used informally as a workspace may not be approved for every activity you have in mind. Converting storage space into living space, operating a business, or adding plumbing can involve separate requirements.
Describe your plans specifically when asking questions. General approval for an outbuilding does not establish permission for every future use.
Evaluate Condition Like You Would the Home
Inspect the roof, siding, foundation or slab, doors, drainage, and ventilation.
Look for signs of leaks, corrosion, settlement, or previous repairs. Ask about maintenance history and obtain professional evaluations where needed.
Large buildings can involve substantial repair expenses. A roof replacement or structural repair may affect your purchase budget even if the house itself needs little work.
Understand Electrical and Utility Service
If you plan to use welders, compressors, lifts, heaters, or other equipment, have a qualified electrician evaluate whether the service is suitable.
Do not rely on the number of outlets or a seller’s description of “plenty of power.”
Ask about water, wastewater, heating, and internet where relevant. Existing fixtures should be investigated for their installation, condition, and permitted use.
Review Access, Restrictions, and Insurance
Check recorded restrictions and local requirements affecting outdoor storage, business activity, parking, noise, or animals.
Discuss all buildings and intended uses with your insurance professional. Ask how coverage limits apply and whether particular activities require a different policy or additional coverage.
If another party uses or occupies a building, investigate the agreement and how it will be handled in the sale.
Consider the Cost of Keeping the Space Useful
Budget for lighting, heating, security, roof maintenance, doors, and the surrounding driveway or work area.
A building adds value to your plans when it is usable, maintainable, and compatible with the activities you intend.
