Buying a Home With a Carport: What to Check

A carport can provide useful covered parking, but it should be evaluated differently from an enclosed garage.

Measure the opening, roof clearance, parking depth, and space around support posts. Consider your vehicle’s doors, attachments, and loading needs.

Look at the approach and turning area. A covered space is only useful if you can reach it practically.

Ask about construction history and available records. Have qualified professionals evaluate concerns involving the roof, supports, connections, drainage, or electrical installations.

Clarify whether the structure is attached to the home and whether equipment or storage cabinets remain with the sale.

If you want to enclose the carport, investigate that proposal separately. The existing structure may not support the project without additional work.

Also consider exposure from the sides and how water moves across the parking surface.
