Buying a Home Near Public Land: Access Is a Separate Question
Buying a Home Near Public Land: Access Is a Separate Question
A property may border or sit near public land without providing a legal route for every activity.
Before purchasing, identify the land manager and confirm the public access points relevant to your plans.
Ask about authorized uses, roads, closures, parking, and any applicable permits.
Do not assume a trail crossing neighboring land can continue to be used because it appears established.
Review the property’s own access and boundaries separately. Proximity does not expand what is included in the sale.
If you plan to store equipment, operate a business, or use the home in connection with recreation, investigate those property uses too.
Visit the actual route rather than relying only on straight-line distance.
The practical value of a location depends on lawful, usable access and your intended activities.
